Gina Merritt
Principal

Gina Merritt has over 13 years of experience in real estate development. She has managed over 1,800 units of housing development with a total development cost of over $150 million and underwritten over 150 housing, mixed-use, retail and office transactions valued at over $2 Billion.

 

Prior to venturing into development for her own company, Ms. Merritt worked for many prestigious development companies, including Neighborhood Development Company, Struever Brothers, Inc, and Clark Realty Capital. During her tenure at these companies, Ms. Merritt lead their development groups in securing financing, structuring deals, and coordinating development teams.

 

Ms. Merritt’s work experience at highly respected development companies brings a tremendous amount value to the firm, grounded in knowledge at the highest levels negotiation, transaction structuring and development management. This experience and Ms. Merritt’s tenacity has lead to the success of NREUV. NREUV’s downtown experience and dedication to urban neighborhoods allows it to give back to the community in a tangible manner. Bernard Middleton
Senior Associate

Bernard Middleton has a wealth of expertise he is brings to NREUV. He has led efforts in construction management and residential/commercial design for over $400 million in total project costs. Mr. Middleton also led the efforts in obtaining the public approvals for the affirmative action plan approved for Mayfair Mansions and also manages the design and construction issues for Skyland Town Center.

 

Prior to joining NREUV, Mr. Middleton was an architect by trade, and worked for major companies in the region including Devrouax and Purnell, Centocor Inc, and Booz – Allen & Hamilton.

 

Mr. Middleton has worked with major architectural firms and brings extensive knowledge from his architecture and business background to NREUV’s projects.

 

David Davenport
Senior Associate

David Davenport brings over 15 years of experience to NREUV in all the major phases of construction: architecture, construction cost estimating and project management. He has led efforts in construction management in over 300 residential units throughout his
construction career.

Prior to joining NREUV, Mr. Davenport was operating his own company, Parlay Construction, where he evaluated the project potential at time of acceptance, including review of architectural drawings, cost estimates, inspected the construction phases per
approved request for payment, managed the cost and project scheduling, and negotiated the changes to construction contracts and insurance of quality control.

Mr. Davenport’s extensive knowledge in construction management is a value added to NREUV

 

Don Isaac Jr.
Associate

Don Isaac Jr. has specialized in public-private partnerships. To this end, he has conducted market and financial analysis, and assessed development feasibility, and development schedule analysis of all product types. Mr. Isaac been responsible for evaluating both technical and financial proposals for many mixed use development on projects in the Washington DC metropolitan Area. In previous work, Mr. Isaac performed financial and market analysis on several mixed-use development projects. In the role of analyst, Mr. Isaac led team in market and financial analysis of multifamily acquisitions with value add potential, conducted feasibility analysis on ground up development within the existing land portfolio. Mr. Isaac has conducted a portfolio replacement valuation analysis for a domestic and international hotel portfolio of that exceeds over $2.5 billion. Previously, Mr. Isaac has worked as an analyst at Jones Lang LaSalle, a development associate for A. Wash & Associates, and Host Hotels & Resorts.

- NREUV awarded the FFE contract for The Beacon Center, a 99 unit affordable housing and church renovation project in Ward 4 of Washington DC

 

February 2016
- Principal of NREUV voted as Developer of the Year by the DC National Organization of Minority Architects.

- Principal of NREUV is part of the leadership team on two development projects that are site award winners by Built by Women - for the Nannie Helen at 4800 and the John & Jill Ker Conway Residence.

– NREUV has been engaged as Owners Representative and Development Consultant by McCormack Baron Salaza


January 2014

– Community First Development, a joint venture with A. Wash & Associates have been selected by Prince Georges County MD Redevelopment Authority, to develop 210 Maryland Park Drive in Capitol Heights MD. This will be a flagship project of market rate apartments located near the Capitol Heights metro.


November 2013

– The Nannie Helen at 4800 has received an AIADC Award for Urban Design!


October 2013

– Principal of NREUV named a 2013 Top 100 Minority Business Enterprise (Top 100 MBE) Award winner

– Principal of NREUV is selected by 100 Black Men Of Greater WDC and the President’s Women Organization as one of the 2013 Women of Color Achievement Award recipients.


– The Beacon Center gets selected to go to Underwriting - the next level with DHCD!


August 2013 – NREUV has been engaged as Real Estate Advisor and Development Consultant to Howard University.


May 2013 – The Nannie Helen at 4800, a mixed use property in Ward 7 in Washington DC is complete!


July 2013 – NREUV assisted The OpenDoor Housing Fund in getting approved for the National Community Stabilization Trust; an REO property donation program

February 2013 – NREUV received a Certificate of Appreciation from the Dept. of Employment Services for being a valued partner through Mayor Vincent Gray’s “One City-One Hire initiative.


December 2012
– NREUV has received a “Notice to Proceed” to provide Real Estate Development Services to the District of Columbia Housing Authority.

– After responding to an RFQ, NREUV has been placed on the list of qualified consultants to provide Real Estate Advisory Services for consideration on future projects to the Redevelopment Authority of Prince Georges County, MD.


August 2012 – NREUV helps the Emory Beacon of Light Church obtain SAFI approval.


July 2012 – NREUV was engaged by Bundy Development Corporation to provide Real Estate advisory services.


October 2011 – NREUV wins AHP for the Nannie Helen.


September 2011 – NREUV designated asset manager and underwriter for Open Door Housing Fund.


August 2011
– The Nannie helen proceeds towards demolition.


February 2010 – The Beacon Center Receives its Zoning Approval.


January 2010 – NREUV is hired as Development Manager for the 4800 NHB New Communities Project.
